As opening day for the Silver Line Metro extension to Loudoun County nears, there is more and more transit-oriented development getting underway.  One of the largest projects planned is Silver District West, to be located between the future Loudoun Gateway and Ashburn Metro stations on the south side of the Dulles Greenway.

Silver District West, a 158-acre mixed-use community, is the third development of this kind approved in Loudoun, the others being Loudoun Station and Moorefield station, all located close to the future Loudoun rail stations. At its competition, likely decades away, Silver District West will include 3,706 residences (381 urban-style townhouses and 3,325 multi-family units, up to 740,000 square ft of office space, and 239,500 square ft of retail space.

 When the Board of Supervisors approved the plan in the Spring on 2019, they included a large up-front proffer from the developer that will fund roughly $84 million in infrastructure. The infrastructure includes the extension of Shellhorn Rd to Rte 28 (aka the Greenway Alternative), the widening of Loudoun County Parkway, a parcel of land for a future school site, and 23 acres along the Broad Run to be used for parks and trails.
